D&W HOME MAINTENANCE PLAN
TERMS & COVERAGE (OFFICIAL AGREEMENT)
1. AGREEMENT OVERVIEW
This document defines the exclusive terms, coverage, and exclusions of the D&W Home Maintenance Plan. While marketing materials provide a summary, this document serves as the controlling agreement in the event of any conflict.
2. PLAN SUMMARY
- STANDARD PLAN: $79/month | $199 enrollment. Includes up to 2 Covered Service Visits per month.
- PREMIUM PLAN: $129/month | $299 enrollment. Includes up to 5 Covered Service Visits per month, plus Premium allowances.
PLAIN-ENGLISH SUMMARY:
- Maintenance, Not Insurance: This is a membership for routine upkeep and minor repairs. It is not a home warranty that covers full system replacement.
- The "60-Minute" Visit: A "Covered Service Visit" includes up to 60 minutes of labor for covered items.
- Minor Repair Focus: We cover minor repairs (generally up to $200 value). Larger projects are quoted separately at member pricing.
3. DEFINITIONS
- Member: The homeowner (or authorized representative) enrolled in the Plan.
- Covered Home: The residential property address listed at enrollment, within D&W's service area.
- Covered Service Visit: One scheduled on-site appointment for covered maintenance/minor repair work, including up to 60 minutes of labor.
- Plan Month: The billing cycle month.
- Effective Date: The date the Plan becomes active after enrollment and first payment are received.
4. SERVICE AREA, SCHEDULING & ACCESS
- Service Area: Washington, DC and surrounding Maryland/Virginia areas (typically within a 30-mile radius of D&W operations).
- Access Requirement: The Member must provide safe access (lockbox, key, code, or confirmed entry) at the scheduled time. If D&W arrives and cannot access the property, a $75 trip fee applies.
- Work Conditions: Member ensures utilities (water, electric, gas) are on and pets are secured.
5. COVERED SERVICE VISITS (RULES & LIMITS)
- Time Limit: Each Covered Service Visit includes up to 60 minutes of labor.
- Scope: We can address multiple covered items within that time. If more time is needed, we will either schedule a follow-up visit (if available in your monthly limit) or provide a quote for the additional time.
- Minor Repair Limit: Repairs exceeding the "Minor Repair" scope (approx. $200 value) due to extensive labor or specialty parts will be quoted separately.
6. INCLUDED COVERAGE (BOTH PLANS)
Coverage applies to items that are safely accessible and do not require invasive opening of walls/ceilings.
- PLUMBING (MINOR): Diagnose/repair minor leaks at accessible fittings (supply lines, valves, traps); Toilet functional repairs (flappers, fill valves, handles); Accessible clog clearing (sinks, tubs, toilets). Excludes: Main lines, internal wall pipes, or sewer replacements.
- ELECTRICAL (MINOR): Replace standard switches, outlets, and cover plates; Replace standard light fixtures (no heavy chandeliers); Test/Replace GFCI outlets. Excludes: Panel replacement, rewiring, or new circuit installation.
- HVAC SUPPORT: Thermostat replacement (standard models); Clear accessible condensate drain lines; Inspect/adjust vents and registers. Excludes: Compressor or unit replacement, ductwork fabrication.
- DOORS & WINDOWS: Adjust sticky doors, hinges, and strike plates; Minor draft reduction (weatherstripping); Screen re-install and minor adjustments.
- SAFETY CHECKS: Smoke/CO detector testing and battery replacement; Basic home safety observations.
7. PREMIUM-ONLY BENEFITS
Includes all Standard coverage plus:
- Priority Scheduling: First access to available slots (same-day not guaranteed).
- Annual Gutter Cleaning: One cleaning per year for gutters up to 20 ft height. Safety Note: Service is performed only where safe ladder access is available on stable ground.
- Replacement Allowance (Option A): Up to 2 replacements per year (Total) for failed Faucets, Toilets, or Disposals.
- Condition: Item must be failed/cracked (not for cosmetic upgrades). Covers standard "like-for-like" replacement.
8. GENERAL EXCLUSIONS (WHAT IS NOT COVERED)
STRICTLY NO ROOFING OR STRUCTURAL WORK:
We explicitly DO NOT perform any work related to: Roofing systems (shingles, flashing, trusses, leaks), Foundation repairs, Load-bearing walls, Structural framing, or Attic structures. Any service request involving these items will be denied immediately.
- Major Appliances: Repair/Replacement of Fridges, Ovens, Dishwashers, Washers, Dryers, HVAC Units, Water Heaters.
- Permits: Projects requiring county/city permits or code inspections.
- Hazardous Materials: Mold, asbestos, lead paint, or bio-hazards.
- Cosmetic: Painting, drywall patching, flooring, or refinishing.
9. TERM, CANCELLATION & REFUNDS
- Right to Cancel: You may cancel this Agreement within three (3) business days of enrollment for a full refund of the enrollment fee, provided no service calls have been made.
- Cancellation: Member may cancel at any time by written notice. Monthly fees already paid are non-refundable once the Plan Month begins.
- Non-Payment: Coverage is suspended immediately if payment fails.
10. LIABILITY & LEGAL
- Workmanship Warranty: Covered repairs are warranted for 30 days.
- Limitation of Liability: D&W is not liable for indirect, incidental, or consequential damages (e.g., food spoilage, water damage to furniture, loss of use).
- Force Majeure: D&W is not liable for failure to perform due to causes beyond our reasonable control, including acts of God, extreme weather (snow/ice), supply chain shortages, or government restrictions.
- Disputes: This Plan is governed by the laws of the location of the Covered Home (MD, VA, or DC).
