Maintenance Plan Terms

Plan prices, covered visits, member discounts, exclusions, and your responsibilities.

1. Agreement overview

These Maintenance Plan Terms describe the coverage and exclusions of the D&W Home Maintenance Plan. General website and portal use is described in the Terms of Service; personal-information handling is described in the Privacy Policy. Your accepted enrollment and any required contract disclosures identify the applicable plan and covered property. These terms do not retroactively change an existing accepted agreement or limit consumer rights that cannot lawfully be limited.

Membership is for the covered upkeep and minor repairs described here, not a home warranty or a promise of unrestricted repair or full-system replacement. Portal access, property evaluations, equipment scans, and recommendations do not expand coverage. Work outside coverage requires a separate accepted scope and price.

2. Plan summary

Standard: $79 per month with a one-time $199 enrollment fee; up to 2 Covered Service Visits per month.

Premium: $129 per month with a one-time $299 enrollment fee; up to 5 Covered Service Visits per month, plus the Premium benefits described below.

Each Covered Service Visit includes up to 60 minutes of labor for covered items. Repairs generally up to $200 in value are covered; larger projects are quoted separately. Material allowances apply to stock items.

3. Definitions

Member: The homeowner enrolled in the Plan. Covered Home: The residential property address listed at enrollment. Covered Service Visit: One scheduled on-site appointment including up to 60 minutes of labor. Plan Month: The billing cycle month. Effective Date: The date the Plan becomes active after enrollment and first payment.

4. Service area, scheduling and access

Service area: Washington, DC and surrounding Maryland/Virginia areas within 30 miles of D&W operations. Confirm availability for the property before enrollment.

Provide safe, authorized access by lockbox, entry code, or a confirmed entry arrangement. A $75 trip fee applies when access is not provided, subject to the accepted agreement and applicable law. Secure pets and tell D&W about known hazards or restrictions.

Utilities needed for the agreed work should be available only when safe and appropriate. Do not restore a utility shut off for a suspected hazard without clearance from the responsible utility or qualified professional. Scheduling priority depends on available capacity and does not guarantee an emergency response time.

5. Covered service visits: rules and limits

Time Limit: Each visit includes up to 60 minutes of labor. Multiple items can be addressed within that time. If more time is needed, we will schedule a follow-up or provide a quote. Minor Repair Limit: Repairs exceeding approx. $200 value due to extensive labor or specialty parts will be quoted separately.

6. Included coverage: both plans

PLUMBING: Diagnose/repair minor leaks at accessible fittings, toilet functional repairs (flappers, fill valves), accessible clog clearing. ELECTRICAL: Replace standard switches, outlets, cover plates, and light fixtures (no heavy chandeliers); Test/Replace GFCI. HVAC: Thermostat replacement, clear accessible condensate lines, inspect vents. DOORS/WINDOWS: Adjust sticky doors, hinges, strike plates, weatherstripping, screen adjustments. SAFETY: Smoke/CO detector testing and battery replacement.

7. Premium benefits and member discounts

Premium includes Standard coverage plus priority scheduling for available appointments, annual gutter cleaning up to 20 feet where safe ladder access is available, and up to two replacements per year for failed faucets, toilets, or disposals. The replacement allowance is for standard like-for-like replacement, not cosmetic upgrades.

For separately quoted projects outside maintenance-plan coverage, Standard members receive a 10% discount and Premium members receive a 20% discount. The written quote will identify the discount and the scope to which it applies.

8. Work outside maintenance coverage

Roofing and structural work are not included in the maintenance plan. This includes roofing systems, shingles, flashing, roof leaks, foundations, load-bearing walls, structural framing, and attic structures. These needs may be assessed and handled separately under an appropriate project agreement, subject to applicable licensing, permits, qualified personnel, and project requirements.

Also excluded from maintenance coverage: major-appliance repair or replacement; projects requiring permits or specialized inspections; hazardous-material work such as mold, asbestos, or lead abatement; and cosmetic upgrades such as painting, drywall patching, or flooring. Availability of separately quoted work must be confirmed; an exclusion does not itself promise that D&W offers every excluded service.

Washer, dryer, microwave, and stove/range records are for visual reference and replacement planning. D&W does not service these appliances. Replacement or installation can be discussed and separately quoted where appropriate. Recording an appliance does not include its replacement in the plan.

9. Term, cancellation and refunds

Right to Cancel: You may cancel within three (3) business days of enrollment for a full refund of the enrollment fee, provided no service calls have been made. Cancellation: Member may cancel at any time by written notice. Monthly fees already paid are non-refundable once the Plan Month begins. Coverage is suspended immediately if payment fails.

These stated plan conditions do not limit a cancellation or refund right provided by applicable law. Submit written cancellation requests to info@dw-contracting.com and retain your request and confirmation. Contact D&W if you do not receive confirmation.

10. Warranty and legal terms

Workmanship Warranty: Covered repairs are warranted for 30 days. Limitation of Liability: D&W is not liable for indirect, incidental, or consequential damages (e.g., food spoilage, water damage to furniture). Force Majeure: D&W is not liable for failure to perform due to causes beyond our control (acts of God, extreme weather, supply chain shortages). Governed by the laws of the property location (MD, VA, or DC).

Any warranty or limitation above remains subject to applicable law and does not exclude liability or remedies that cannot lawfully be excluded. Contact D&W about a workmanship concern so the work and applicable agreement can be reviewed.

11. Evaluations, equipment records and communications

Property evaluations document accessible conditions within the agreed scope; they are not automatically a code certification, engineering assessment, or guarantee that a property has no defects. Equipment-label scans require staff review and do not determine warranty eligibility or remaining life.

Submitting a request or preferred date does not confirm an appointment. Proposal approval, payment authorization, and scheduling are separate steps. The portal is not an emergency-response service. See the Terms of Service for these workflows and the Privacy Policy for records and communications.
